ns Following examination of your submitted drawings and inspection of the map of sewers, it would appear that the proposal will be built over or within 3 metres of a public drain/sewer. You are therefore required to consult with the owner of the drain/sewer or the statutory undertaker.
ns All FF bedrooms are to have escape window the GF layout has made all these rooms inner rooms. The Bedrooms on the first floor should have a window or rooflight at least 733 high and 450mm wide when in the open position of mean or escape.
ns Provide interlinked smoke detectors with battery backup where new habitable rooms are created in the existing hall/landing, GF habitable rooms & a heat detector in the kitchen.
ns The ventilation extract rate to the proposed bathroom/ensuite is to be 15 l/s. Minimum high rate to the proposed bathroom/ensuite is to be 15l/s. Minimum high rate to be 8ls.
ns The minimum u Value for the extension wall element is 0.21 W/m2K. Increase the insulation thickness or provide a u value calculation.
ns The proposal has been identified as being in an area which may be affected by Radon. Once the work has been completed it is advisable that the property is tested in accordance with National Radiological Protection Board's recommendations. Any cracks in the floor slab, walls, or at service entries are to be suitable sealed with flexible sealers. A radon tray is to be provided at GF dpc level.
ns The proposed pitched roof requires effective cross ventilation above the insulation. This should be equivalent in area to a continuous 10mm air gap on two opposite sides of the roof.
ns Each void within the roof construction must be ventilated directly to the external air.
ns The underfloor ventilation should be equivalent to 1500mm2 for each metre run of wall and be capable of provided cross ventilation to the complete floor area.
ns Structural calculations are required to be deposited for the purlins which are overspanned.
ns The minimum U value for the replacement pitched roof - insulation between rafters is 0.15W/m2K. Increase the insulation thickness or provide a U value calculation.
ns The proposed windows, roof windows and rooflights in the extension are to have a u value of 1.6W/m2K, or a window energy rating Band D, or a centre pane U value of 1.2WmK.
ns Specify the construction of the first floor with regard to the resistance to both impact and airborne sound.
ns Where the depth of fill exceeds 600mm the oversite concrete should be suitably reinforced & supported off the inner walls.
ns The minimum U value for the extension floor element is 0.18W/m2K. Increase the insulation thickness or provide a U value calculation.
ns The proposed electrical installation is to be installed by a competent person registered under the Governments competent person scheme. Either, BRE Certification Ltd, BSI, ELECSA Ltd, NAPIT Certification Ltd or NICEIC Certifications Ltd.
ns Installation and testing certificates are to be provided for the electrical installation. Copies of these certificates are to be provided to the Building Control Department for their records.
ns Specify the full details of the proposed heating appliances to be installed in the building.
ns The cavities in the external wall must be effectively sealed at roof level.
ns Consequential improvements are required to the existing dwelling. These could have an effect on the existing property and must be adhered to. Firstly note the comments in AD L1B (Wales) Section 4, page 15. For details on 'consequential improvement measures' see the following references: Extensions less than 10m2 refer to pages 15 & 16, paras 4.2.1. & 4.2.4.
