ns The proposed loft conversion will require a further Building Regulation application at a later date.
ns The doors to all habitable rooms on the ground & first storey should be the fire resisting type doors with a 20 minute integrity rating to British Standard 476: part 8:1972 as amended (FD20 type).
ns The wall separating the garage from the dwelling should be taken up to the underside of the floor and be suitably fire-stopped.
ns The door separating the garage from the dwelling must be a half hour fire door, set in a suitable frame and fitted with a self-closing device (FD30S).
ns The step up between the garage and the dwelling should be at least 100mm in height.
ns Structural calculations are required to be deposited for the steelwork.

ns The ventilation extract rate to the proposed bathroom /ensuite is to be 15l/s. minimum high rate to be 8l/s.
ns The minimum U value for the extension pitched roof - insulation at ceiling level is 0.15 w/m2K. Increase the insulation thickness or provide a U value calculation.
ns Provide details of the insulation between the garage and the bedrooms above.
ns Provide a full construction specification.
ns The existing stair enclosure is to be fully protected throughout the building and lead to a final exit not discharge into the living room, and suitable smoke and heat detection is to be provided throughout the building system is to be installed in accordance with the appropriate BS and be mains powered.
ns Provide a copy of the engineers calculations for all structural items.
ns Provide interlinked smoke detectors with battery backup where new habitable rooms are created in the existing hall/landing & a heat detector in the kitchen.

Once the work has been completed it is advisable that the property is tested in accordance with the National Radiological Protection Board's recommendations. ns Specify the full details of the proposed heating appliances to be installed in the building.
