ns Structural calculations & details are required to be deposited for the following: a. Steel posts b. Valley beams c. Ridge beams d. Stanchions & bases e. Glulam beams f. Steel stairs
ns Provide installation and test certificates for the gas appliance.
ns Bedrooms 4 & 5 require escape windows as they are inner rooms at least 733 mm high and 450mm wide when in the open position for mean of escape.
ns A percolation test should be carried out on site in order to determine the size and number of soakaways required. The test must be carried out in accordance with the Building Research Establishment Digest number 365.
ns The proposed electrical installation is to be installed by a competent person registered under the Governments competent person scheme. Either, BRE Certification Ltd, BSI, ELECSA Ltd, NAPIT Certification Ltd or NICEIC Certifications Services Ltd.
ns Installation and testing certificates are to be provided for the electrical installation. Copies of these certificates are to be provided to the Building Control Department for their records.
ns Provide a layout plan showing the full details of the drainage system including runs, falls, invert levels, access and ventilation. Full details of the manhole constructionsize and flow rate calculations are also required.

ns The cavities in the external wall must be effectively sealed at roof level.
ns Consequential improvements are required to the existing dwelling. These could have an effect on the existing property and must be adhered to.
