ns Following examination of your submitted drawings and inspection of the map of sewers, it would appear that the proposal will be built over or within 3 metres of a public drain/sewer. You are therefore required to consult with the owner of the drain/sewer or the statutory undertaker.
ns Provide interlinked smoke detectors with battery backup where new habitable rooms are created in the existing hall/landing & a heat detector in the kitchen.
ns Structural calculations are required to be deposited for the steelwork.
ns The soil and ventilation pipe should terminate at least 900mm above any window opening sited within 3 metres of the pipe or provide details of the proposed ventilations to the system as it is intended to use a unvented stub stack.
ns The ventilation extract rate to the proposed utility room is to be 30l/s. Minimum high rate to be 8l/s.
ns The proposal has been identified as being in an area which may be affected by Radon. Once the wok has been completed it is advisable that the property is tested in accordance with National Radiological Protection Board's recommendations. Any cracks in the floor slab, walls, or at service entries are to be suitably sealed with flexible sealers. A radon tray is to be provided at GF dpc level.
ns Consequential improvements are required to the existing dwelling. These could have an effect on the existing property and must be adhered to. Firstly note the comments in AD L1B(Wales) Section 4, page 15. ns The dormer cheek that is situated within one metre of the boundary must be protected so as to achieve a half hour fire resistance from both sides.
ns Specify the full details of the proposed heating appliances to be installed in the building.
ns Indicate the method of damp prevention to the parapet wall. A tray dpc should be provided below the coping.
