Notwithstanding the terms of the Town and Country Planning (General Permitted Development) (Amendment) (Wales) Order 2013 or any Order amending revoking or re-enacting that Order the proposed garage hereby permitted shall not be occupied at any time other than for purposes incidental to the residential use of the dwelling known as Greenway Cottage. Reason: To avoid the creation of a separate unit of residential accommodation, and to ensure compliance with the terms of Policies ENV27 and HOUS11 of the Unitary Development Plan.
